I'm a property investor and my strategy is to buy properties that need extensive modernisation. The property would need to be in an area, preferably on a desirable road or surrounding area, where once the refurbishment work has been completed, that the value would increase significantly. This would allow me to re-finance the property at the higher valuation, so I could retrieve as much of my initial investment as possible. I would then rent the property out, and use the initial investment money for the next investment.
I'm looking for somebody to help me identify areas within England, towns and more specifically certain roads or a collection of roads/streets in close proximity where we can determine a base price for properties that need lots of refurbishment. In addition, we can also determine a reliable estimate on what that property might be valued at after the work has been completed.
The work to be completed is to replicate the attached example, but for as many other areas as possible in England. I can do this work myself, however an extra pair of hands and eyes will be far more productive. I'm also looking to build up a team, so if things work out then there could be regular work available.
The main tools to use are excel, rightmove.co.uk and zoopla.co.uk
